VAP MAINTENANCE STANDARDS AND RULES FOR INSPECTIONS
Property ownership includes the responsibility for maintenance of all structures and grounds that are a part of the property. According to our Bylaws and Declarations (especially Section 2) The following specific standards are considered elements of “Good Property Maintenance.” This list is not intended to be all-inclusive. Properties not meeting these standards may be cited for maintenance violations.

Driveways |
Driveways shall be free of major cracking and crumbling. |
Sidewalks |
Sidewalks used specifically for ingress and egress from the properties shall be level and free of major cracking and crumbling. |
Homes |

Exterior House Paint |
Trim on structure (roof line, band boards, window, door, and decorative) shall be in good repair and paint shall not show signs of chipping and peeling. |
Exterior Doors |
Doors (including garage) shall be operational, clean, in good repair and paint shall not show signs of chipping and peeling. |
Light Post |
Light post shall be in good repair and paint shall not show signs of chipping and peeling. |
Light Fixtures |
Exterior light fixtures shall be operational, no broken glass and in good repair. |
Windows |
Window panes and window screens shall be kept in good repair with no broken or taped glass or screens. |
Shutters |
Shutters shall be kept in good repair. Paint on shutters shall not show signs of chipping and peeling. |
Gutters |
Gutters and downspouts shall be kept in good repair. |
House siding |
House siding shall be clean and kept in good repair. |
Roof |
Roof shall be kept in good repair. |
Yard |

Grass |
Grass shall be maintained at a height not to exceed six (6) inches. All edging shall be kept in good repair. |
Flower bed |
Flower and shrubbery beds shall be kept free of weeds and debris. |
Water Hoses (Front and Rear) |
Hoses and related items should be properly stowed to minimize visual impact when not in use. |
Shrubbery and Trees |
Shrubbery and trees shall be trimmed and pruned. |
Gardening tools |
Garden equipment and supplies shall be stored out of public view when not in use. |
Yard Structures |

Fences |
Approved fences and gates shall be kept in good repair. Boards shall not be warped, detached, missing, etc. Fence walls shall be stable and in an upright position. |
Decks |
Decks and railings shall be kept in good repair. |
Patios |
Concrete patios, stairs and landings shall be kept in good repair. |
Sheds |
Approved sheds shall be maintained in good repair. Boards on wooden sheds shall not be warped, detached, missing, etc. Paint on sheds constructed of man-made materials shall not show signs of chipping and peeling. |
Trash |

Trash |
Trash shall not be allowed to accumulate on the exterior of any property. |
Trash/Recycle Bins |
Trash cans or bags (to include yard debris) must be properly secured. Trash cans or bags (to include yard debris) and recycle bins shall be stored out of site and public view on non-collection days. |
Paper Solicitations |
Newspapers or solicitations shall not be allowed to accumulate on the exterior of any property. |
Miscellaneous |

Toys |
Children’s small toys shall be removed from public view when not in use. |
Playground |
Personal playground equipment shall be kept in good repair. |
Cameras |
Approved security cameras shall be kept in good repair. |
Signage |
Signs (for sale, directional, or safety signs) must not exceed 2 feet by 3 feet which are placed in the front yard. No advertising or display signs allowed. |
Clotheslines |
No clotheslines or exterior clothes dryer or poles |
